Free for the whole analysis. Paid only for the layer past it.
The free run is not a teaser with the answer removed — it is the full month-by-month simulation, the break-even, and the charts, with no account and no lead form. Q+ adds the layers most calculators leave out entirely: tax modeling, the loan structures beyond a plain fixed-rate mortgage, and a report complete enough to hand someone else. All of it is a projection from assumptions you control, not advice about your situation.

One row reads broader than it is. “Adjust all default assumptions” is the panel holding mortgage term, closing costs, selling costs and maintenance, which the free tier shows read-only. Loan term is the exception in your favour: the 15 / 20 / 30-year presets above that panel work on Free, and only a term outside those three needs Q+.
One row is missing from the table because it depends on what you are buying. Pick “Co-op” and the flip tax — typically 1–3% of the sale price, charged when you sell — becomes an input, and it is a Q+ one. A free co-op run leaves it at zero, which understates the cost of selling. Worth knowing before you use one to decide.
Saved scenarios are capped at 10. The Q+ assistant has a fair-use limit of 500 requests a month.
Why pay, when calculators are free?
Most free calculators compare two monthly payments and stop. They leave out what the renter’s down payment would have earned, they never charge the cost of selling, and they do not follow net worth over time. DwellQ does all of that on the free tier.
Q+ exists because the next layer genuinely changes answers rather than decorating them. In the published sample report, modelling the tax chain moves break-even from year 3.4 to year 2.8 on the same home — a different decision for anyone planning to move in between.
That is one household, and it is the flattering direction: in this engine tax modelling can only lower the cost of buying, never raise it, so the question it settles is how big the effect is — not whether it helps. In that same report the deduction is worth $4,855 in year 1 and $1,323 in year 10: the SALT cap steps down in 2030 and the interest deduction shrinks as the loan amortises, so most of the benefit lands early and then fades. It exists at all only because that household itemises — a filer who takes the standard deduction sees none of it. Which of those you are is the thing Q+ is for.
Often the answer is not close to begin with. Across the 44 city reports we publish, buying overtakes renting as early as 1–2 years in one market and as late as 27–28 years in another — and in 19 of them it does not overtake renting at all inside the 30-year horizon. That is our own corpus, and it is the least flattering number on this page.
And it is the only thing we sell. No lender referrals, no agent fees, no advertising, no selling what you typed. One optional payment is what keeps the free tier honest — the methods are published so you can check the math rather than take our word for it.
Questions people actually ask
Do I need an account to use the free version?
No. It runs with no signup. An account is created only when you start a Q+ trial or buy.
Does the trial turn into a charge?
No. After 7 days the account returns to Free unless you choose to buy. Q+ is a single $29 payment, so there is no subscription to cancel.
What happens to my saved work if I do not buy?
Saved scenarios are kept for 30 days after the trial ends, so an upgrade picks up where you left off; after that they are removed. The calculator itself keeps working — free has no expiry.
Is this financial advice?
No. DwellQ is decision support: projections from assumptions you control. For advice about your situation, talk to a licensed advisor or tax professional.
Can I get a refund?
Yes — a full refund within 30 days, by emailing support@dwellq.io. No conditions attached to it.
